How much more can I make if you run my property as serviced accommodation rather than a tranditonal single let?

How often are the properties cleaned and maintained ?
Our properties are cleaned and maintained on a regular schedule, with additional cleanings and maintenance provided as needed.

How do you handle maintenance issues or emergencies ?
We have a dedicated team available to handle any maintenance issues or emergencies that may arise. If there are charges to incur we incur these for you so you are not disturbed through the month, and deduct the charges on your end of month statement. We will only incur charges up to £200 per issue without contacting you for approval as standard but this can be discussed if you would like to adjust that limit either up or down.

How do you handle bookings and payments ?
We handle all bookings and payments through our online reservation system, which is secure and user-friendly. You will have access to this to be able to see what bookings you have in your property.

How do you screen guests before booking ?
We screen guests through a variety of methods, including ID verification and background checks.

Can you set up and furnish my property for me?
Yes, subject to the availability of our setup teams. This is billed based on the size of the property. Please make sure to mention this to your account manager if you’d like the house set up for you.

Do I need to provide the photos of the property?
This is your choice. You can provide your own photos however we will always ask for them to be shot professionally with high pixel densities as this has an impact on algorithmic scores. Alternatively we can send one of our approved photographers round who has experience in completing SA shoots. This service is billed based on the size of the property so please make sure to mention it to your account manager if it’s something you want to take advantage of.

How do you deal with cleaning, linen and consumables?
The arrangement of cleaning and linen is included in your management fee. We work with pre-approved cleaning companies and linen suppliers and simply deduct the cost they charge from your end of month payout. We do not charge any mark ups on your cleaning, linen or consumables expenses.

How will you market and advertise my property?
We use a variety of marketing techniques including online listing on over 200 OTA booking sites, social media marketing and sales prospecting to ensure that your property is seen by as many potential guests as possible.

How will I receive my earnings?
All earnings are paid in a prompt manner through bank transfer or another method that we mutually agreed no later than 10 days after the end of the month and a statement is provided to you showing a breakdown of your earnings figure.

Can I block dates for personal use or maintenance?
Yes, you can block dates for personal use or maintenance and these will not be made available for booking.

Do you handle key management?
We handle key management through a secure electronic keyless entry system or traditional key lockboxes, depending on your what is suitable.

Do you provide any support for creating house rules and policies?
Yes, we provide support for creating and enforcing house rules and policies to ensure that your property is respected and well-maintained by guests.

Do you have any insurance coverage for my property?
Yes, we have insurance coverage that can protect your property against damage caused by guests.

Do I need any special insurance ?
You will need more cover than is provided by most regular landlord insurance packages although it is worth checking the details of your existing policy to make sure. There are several providers of insurance that cover serviced accommodation and we can refer you to them should you need.

I want to run my property as serviced accommodation but the terms of my mortgage won't allow me to?
Some mortgages may restrict the use of a property for short lets, in which case when it comes time to remortgage your property, make sure to enquire with us about the mortgage providers we work with for our own properties who do allow the operation of the property as a short let.

How do you ensure guest satisfaction?
We regularly gather feedback from guests to ensure that they are satisfied with their stay, and we work to address any issues that may arise in a timely manner.
