We become your tenant and take on the responsibilities of finding and vetting tenants, collecting rent, and managing the property. In exchange, the landlord agrees to receive a set amount of rent each month, even if the property is not occupied and we get use of the property. The difference between what we pay to the landlord and what our clients pay us minus our bills is where we make our margin.

Yes, under a guaranteed rent program, we will pay the landlord a set amount of rent each month regardless of whether the property is occupied or not.

No there are no fees to pay.

If the damage was caused by us or one of our clients then we will rectify the issue at our own expense. If the damage is caused by something out of our control such as a storm then the liability would still be with the owner so we recommend that all landlords hold suitable insurance.

Yes, as the landlord, you will still own the property and will be able to make changes or improvements to it. However, you will need to coordinate with the property management company before doing so.

Under this program, our company becomes your tenant and you would have a company let agreement. Under this agreement if our rent has gone unpaid for more than 21 days you have the right to re-enter the property and evict us. It should be noted that we have never had to face this situation and have never been evicted once we have become a tenant for a landlord.

Guaranteed rent payments are made directly to the landlord by standing order on the 5th of each month.
